Following an initial consultation and briefing, we will arrange a measured survey of your project from which we will develop concept proposals.

These will usually be in the form of layouts and simple models.

We will then have a workshop to review and refine your requirements to finalise your project brief.

We will prepare documents for planning, listed building or permitted development approval as required.

We will then submit these and manage the planning approval process for you.

We produce detailed drawings of your project for Tender and Building Control.

Through this process, we engage with the structural engineer (services can be provided by Any Scale or an alternative) and develop all of the technical requirements of your project to ensure you have a robust pack of information for construction considering thermal, structural and health & safety.

We also aid you in defining your interiors in their look and feel in terms of finishes and fittings to be included in the Tender.

We can assist in arranging a Construction Contract between you and a chosen Contractor.

Following a choice of Contractor, we can provide all setting out information and coordinate with specialist subcontractors where appointed to approve drawings.

We can act as Contract Administrator to manage your Construction Contract.

If you choose to find an alternative CA, we can still provide site visits to maintain the quality of your build and ensure that the build is proceeding in line with the Building Contract.

At the completion if the project, we can inspect and sign off the project to ensure that the build is in line with the Contract documents and when appointed as the CA, issue a completion certificate.

This is typically picked up as part of our technical design service listed above but should you not be looking to make any changes to the envelope or structure of your project, we can still provide you with a service to complete the interior design.

Typically, we find clients have strong opinions on what they want the look and feel of their interiors to be but if you find you want more guidance, we can provide a similar service to work through a concept design process ahead of the technical design.

We can provide the services to act as your Principal Designer.

We note, under the new Construction (Design and Management) Regulations 2015 all parties involved in a construction project have a heightened responsibility to consider health and safety, and produce appropriate paperwork.

If you fit into the category of Domestic Client (i.e. your work is not being conducted in connection with a business), you have responsibilities under the new legislation to appoint a Principal Designer, to manage health and safety during the pre-construction phase of a project, and a Principal Contractor, who manages the construction phase of a project.

As noted above, we would be happy to act as the Principle Designer on our architectural projects and undertake the duties as set out in CDM Regs 2015.
